SELLING YOUR HOME
Selling your home is an exciting adventure, but it also takes thought, good, old-fashioned elbow grease and patience.  Dust off that old "honey do" list and fix all those nagging little issues you’ve learned to ignore.  Selling your home can take time, be ready to wait it out for the right offer.  As long as your home is in good shape and the list price is appropriate, the offer will eventually come.

Take the time to go over your house with a fresh pair of eyes.  It is amazing how just a little attention to the details will add charm and appeal that buyers look for.  Making repairs will also take a potential bargaining tool out of the buyer's hands and increase the potential of getting your asking price. 
-Determine what repairs need to be done. 
 
Clean up the outside.  Curb appeal is the buyer's first impression of your house. 
-Keep the grass cut and edges trimmed. 
-Paint or wash the exterior of the house (including window casings, shutters, and doors).
-Remember to wash the windows inside and out.
-Clean out the gutters.-Trim Trees and Shrubs .

Touch up the interior too.
-Put a fresh coat of paint in the most used areas of the home.
-Wash the walls where paint is not appropriate (i.e. wall paper, paneling).
-Wash all floors and bathroom tiles, including the grout.
-Shampoo dirty carpets.
-Remove as many personal items, such as pictures, from shelves and counters and especially the refrigerator.
-Get rid of clutter. Clean out your closets and the garage.
-Replace bathroom and kitchen fixtures that are worn or leaking.
-Pay attention to pet or cigarette odors.
